We are in the process of selling our period upper maisonette apartment which dates to 1890s. It has an old clay roof on the front of the property and a tile roof in the back with a traditional wood carcass. The front roof is not insulated, it has clay tile then wood and in the back there is a liner and slates. The roof is watertight and in the 10 years we were at the property we did not have any issues or repairs.
The items that were noted in the survey included: lack of ventilation (liner not breathable and non-existent on the clay tile side), lack of flashing, re-lay flashing, missing tiles, filing strut with mortar, slipped tiles, tiles missing hip irons. The lack of ventilation indicated some moisture in the rafters (20-30%) however when the surveyor was there it was in Jan after a particularly wet and cold period and he recommended fixign ventilation and rechecking for rot in a few months.
The buyers came back arguing they want the new front slate roof to the tune of £13k which would kill the deal and we don't think is reasonable given the roof is watertight.
What would be a reasonable amount to budget for roof maintenance repairs?
