Hi, a few months ago a tile fell off our roof (well the exposed bit did, it broke in half). The same happened yesterday morning. Pieces of mortar have also come out from the ridge tiles. I'm well aware the roof is 70 years old and coming due for remedial works or replacement, though no leaks are evident at the moment. In time, I'd like to replace the roof with grey large format tiles, remove the chimney to below roof level and replace all the plastics. At the moment the budget doesn't extend to that level of work though. It's going to be maybe 5-10 years. What remedial work would you recommend for this roof? I've attached fairly detailed pictures taken from ground level.

Cheers.

If the roof is still serviceable it can be repaired and the ridge re-bedded if required.
Older roofs (rosemary tiles) become brittle and becomes uneconomical or even impossible to repair without doing more damage to the tiles around it.
You would need to get a trustworthy roofer to ascertain the condition.

Thay roof looks ok with no shaled tiles. Just do the localised repairs.

The thing is, if it needs scaffolding that's a big chunk of the cost, so make the most of it and do any preventative works too. Gutters, fascia, eaves felt and trays etc

Otherwise if they are working off ladders or a tower, do the minimum.
