Regulatory building regs for Garage Conversion

Hi,

I have so far only posted on these forums about my forthcoming extension to our new house but with a week to go to our hopeful moving day, our buyers lender has put a spanner in the works. Grrrr.

Basically we converted our garage into a playroom last year but chose not to get bulding regs Certificate.
The lenders have just turned round and said they won't accept the indemnity policy everybody else was happy for us to take out.

So I have submitted the form and fee to the department and will hopefully get the surveyor out on Monday (fingers crossed). I just wanted to check with you wise forum posters that we don't need to do anything before he comes.

We have partly walled up the front and put a double glazed vented window in. So that should satisfy and escape or fresh air issues.
We also already had a door from the garage to the kitchen from an upstairs conversion done 15 years ago.

When we converted the garage we made a door into the lounge too. I have checked with the building officer and he said this didn't need to be fire door as we had other means of escape.

ALSO, we had an exterior door put in, leading to the passage at the side of the house. A lintel (excuse spelling please) was put in to support this and damp course placed about 2 bricks up.

The things that worry me are:

1. Not having a proper cover for the gas meter. It's in the corner and we have a big piece of wood to cover it: should we hinge this to the wall?

2. The garage dipped to one side slightly over the past 20 years so when it was bricked up, some of the bricks don't line up with the ones already in place.
Only the first few were removed and fitted back in, the rest were just cut as half bricks and fit next to the ones there. A problem? There is an extra layer of breeze block on the inside so don't know if this helps.
The house was extended onto 15 years ago and a bedroom built of top of the garage so there are already big steel girders (sp) in place at the front of the garage. Does this mean it will pass any strength tests. We thought that really we are putting more strength in the wall as it is now bricked and before it had a wooden/metal framed garage door in.

3. We put a false floor in- wooden batons with chipboard/mdf (?) on top, which was insulated very well, as were the walls.

Can anybody see any potential probs as we really want to move soon!

Was the garage converted before 1993? (I need to check that) garage conversions were not controlled by the Building Regulations.
