Renovating a house

We are purchasing a property which was built about 40 years ago but hasn't been updated in all that time. We need to have it re-wired, new bathroom, new kitchen, wooden floors (windows OK), knocking down a couple of walls and of course decorated.

Can someone advise in what order should all these jobs be done in.

Unfortunately we have to live in it while we do the work - any tips we would be grateful.

Knock walls down first followed by re wire, bathroom ,kitchen decorate then floors.
The re wire would have to be done in conjunction with the new kitchen if new power points etc are beoing added/moved.

first you need to 'carcass' it out. in other words, knock all the walls about, build any new partitions, replace any floor joists and ceilings timbers, fix new door casings, any new window locations and then you'll be ready for first fix plumbing (heating) and electrics.

once these are installed it's time to plaster up.

after plastering you need to then second fix the plumbing & heating, electrics and joinery. this will include sanitary ware, bath or showers, radiators, switch and plug fronts, new consumer unit, shower installations, doors, skirting boards and architraves, new kitchen, flooring and tiling, extractor fans, etc.

the last paragraph will most likely be the expensive one. ;)
