Hi,

The render on the front of my property is failing rapidly. When purchased there were a few small cracks, these have grown and multiplied extensively over the few months I've owned it.

It is only affecting the East face of the property and it's only affecting my single property, which is the end terrace in a row of 4 rendered houses built in 2003.

I've had one chap round to quote and he didn't want to touch it because of the difficulty in replacing the render on my property without damaging the render on the neighbour's property, he also said it was very hard to get a perfect colour match.

What are my options? There is no way the other owners are going to agree to a complete re-render, as theirs are all fine. Just keep getting trades people round until someone agrees to take the job on?!

Is it really that hard a job?

Seb101,

It would be simple enough to remove it up to the neighbour's property line, and re-render in a similar or contrasting color.

However, if there is external insulation below the surface, or a non-conventional backing wall then it might not be a simple job.

If possible its best to determine the cause of the cracking before any work is scheduled but sometimes its necessary to remove the existing render to find the cause.

There are a couple of guys who are professional renderers who advise on here - perhaps they will come along and advise you.

Better off with K-rend or something like that.
