retile roof & chimney rebuild

Hi,

I'm in the process of buying a 2 up 2 down victorian terrace. Just had survey back: roof needs re-tiling, plus the rear chimney has a vertical crack down the middle and is bowing out. Any ideas on roughly how much this is likely to cost to put right?
