I had full planning, but started the extensions dug footings etc. Now I want to cancel the build and reinstate the house as it was. Do I need to inform the council??

There has been footings dug, a steel beam put in and external wall knocked out. But I want to reinstate back to original..

No, the planning department do not need to be informed. Your planning permission will just lapse after 3 years.

Surely if a substantial, eg foundations, start has been made then the planning won't lapse.

If you read the various threads by this person they have had some issues with their builder and seem to be in a genuine fear that some kind of planning and building control "police" will be coming round to take them away. They may want to reinstate the project in future or sell the house with planning approval so it's probably in their interests for the work to have "commenced". Certainly no need to "eradicate" it from the face of the earth.

Could be. There have been differing appeal decisions on what constitutes a 'start'.

Well the extension was started. But now I can't continue due to various issues. So want to stop and just put things back to how it was. All that's happened is wall has been knocked out, and a steel put in place.

You have asked this on every single forum. It isn't going to change the answer. For a start planning and building control are completely different. Whatever you had planning for doesn't affect what happens next.

You removed a wall. You need to carry out building work to reinstate it. That work will come under building control no matter how many times you ask the question. You have two choices. Rebuild it not to regs and risk enforcement. Rebuild it to regs and get a completion certificate. There is NO other course of action.

I think the party wall comes into ot as I'm within 6m of neighbouring property
