I have bought an end terrace house and I am having continual damp problems. I think most is caused by condensation (I am trying to improve ventilation and continually chasing people up regarding putting damp washing on radiators and opening windows etc)
I have had a number of tradesman round to help access the situation and there doesn't appear to be a common solution from them.
Some suggest having the roof renewed while others reference the chimney stack as the issue-thankfully nobody suggests both the chimney and the roof need work.) From the ground to me the stack looks worse than the roof.
Any advice would be gratefully accepted as I would be sick if I replaced the roof and found a deteriorating chimney was the real issue.

You are getting condensation in the cold chimney breast. As long as moist air can go up the chimney you'll always have a problem.

Have you noticed in winter that cars have water dripping out the exhaust? Same principle and problem problem that you've got.

The chimney is not in use at the moment and blocked off in the living area, damp doesn't appear to be a major problem in the living area at present.

Why do you need a new chimney then?
