I'm looking at a house to purchase which needs a lot of refurb work. The roof definitely needs work, but as I'm no expert I'm not sure how much. Below is a pic of the roof from outside:

And this is a pic from inside, looking into the loft opening:
As you can see there's a visible hole in the second pic where you can see the light from outside! Is it possible to give a rough approximation of how bad the damp will be? There is visible damp on the walls in the property from the chimney breast all the way down to the fireplace on the ground floor of the property. I will be getting a full survey if I was to purchase this property but am looking for a heads up is possible - what's the worst case scenario here, could the entire roof need replacing if the timber has gone rotten from damp?
