Roof spread and cracks

Hi all

Looking at purchasing a house in buy-to-let and after speaking to agents they have informed me there are cracks due to roof. They have a structural report at the office which I'm due to see on Saturday, and got a viewing the following weekend.

What could be causing this? The roof is the original clay tiled

Also is this an expensive fix?
Will it be mortgageable?

Photo of front of house, crack in mortar below window, couldn't see anywhere else.

Peeked over fence and looks like at the back the few few courses have been repointed. Roof does look like its sagged as well.

 
The agents (which agents) have a SE's report - how come?
Do they have any other reports ref the property?

Do you know the selling history?


Do you know who the owner is?

There is a crack from the arch to the window opening - but why its cracked, who knows, without far more information.

"cracks due to roof" - what do you mean?

If the roof "has sagged" then where's the pics?

Based on the information no one will be able to answer your question. The picture you have supplied shows cracking above the voussoir in the brick arch and will have nothing to do with the roof.

One of the more common causes of cracking attributable to the roof is caused by roof spread, this happens through inadequate bracing of the trusses with collar ties or ceiling joists. The trusses quite literally spread and push the front and rear walls out via the wall plates. This damage is easy to spot and recognise.
