Hey guys

Hope I could get some advice please. Does anyone know what roof this is at all? I have not seen this and wondered if it's standard construction?

Neither the roof or structure are standard construction.
Planning permission and building regs?

Wow thank you! There are no planning applications in place for the property so I questioned that myself too! I'm going to assume, the only way this property would be legal would be to take down that extension.

It's not "illegal", just rubbish and ready for replacement - the roof, and if no building regs covering the extension probably that as well but no-one will make you do anything.

It is not great.

The finish material doesn't look terrible. Looks like edpm, so probably wont leak but the internal structure looks like DIY job that would be OK for a shed but not near building regs..

Would there be any recommendations on how you'd fix the dodgy-ness. Would it be rebuilding the extension to building regs spec and to a better standard?

Is this a house purchase? Check existing permissions.

Check whether it can be upgraded - suitability of walls and foundations.

If it can be adapted to a better standard then that's what should be done. The roof will need replacing, but if you change the shape or size too much, you may require planning permission.

If it needs too much rebuilding, then you may as well redesign it all.
