We have an old badly built cottage , the previous owner cut so many corners, the Loft conversion was done in the 70's which has left us with flat roofs
Anyway we have a rendered wall above a flat roof. The render has cracks and which have been filled by our roofer with mastic, but we are still getting damp in the room below at one point. The flat roof is good, we only get the damp when the rain is blowing hard from the east at the wall.
Gutters aren't the best but are taking the water away and not over flowing the sofet board that is level with the render is ok and sheltered from the rain and is not getting wet.
When blowing from east you can see the render turn dark like it is porous

I thought about either Thomsons water Seal then Paint or Clad (somehow).
