Self-build Single storey extension

Hi All,

Just joined the site and it looks like this is the place for advice.
I am just about to start a self-build extension and have so many different opinion's on planning, i thought i would ask here.
and i guess its been asked loads of times!
From what i am told i dont need planning permission as the extension doesn't exceed 4 meters.
I have attached some plans and would be grateful of any thoughts.

There are a whole host of factors to consider when assessing whether you can build an extension under "permitted development" rules, the first being "does your house even have PD rights?"
 
That needs full planning permission.

under PD (assuming no restrictions):

you can do an extension on the kitchen to the depth of the existing dining room - that is a side extension.

and you can do a 4 metre rear extension on the dining room, the width of the dining room.
 
If the proposed extension wall on the right is within 3 metres of the neighbours property you need a party wall notice.

If that's a modernish house on a newish estate then PD may have been removed.

Looks like it needs formal permission anyway as it's classed as a side extension and full width.

Where is the side extension? he looks to only be extending the original house.
 
It has a side wall therefore it's a side extension and needs full PP. A side extension cannot exceed 50% width of house.
