Shallow pitch issues

Hello Roofing Experts!

We recently had an extension built, finished six months ago.

The pitch of the single story roof is 10.5 at it's shallowest, rising to 11.2 at the apex.

We have four keylite windows. Three 900mm and a smaller one.

The roof was boarded, felted and then forticrete tiles finished the job.

It leaks. It leaks everywhere. From the windows, at the joins to the walls and the join to the main house.

Our builder has gone out of business. [insert expletives here]

So, now I'm a little jaded and mistrusting. I just need to know what the experts would do.


I think the whole roof needs to come off and a flat roof solution put on.

Please advise.

There are some tiles that officially go down to 12.5°, not sure if they officially go lower, maybe with a bigger overlap they would be OK. Your rooflights are certainly not designed for such a low pitch, they need an upstand if they are to work at that pitch. Replace with tiles at your own peril! That said it could just be down to really poor workmanship. Photos would probably help.

Otherwise as you say stick a flat roof material on instead. Zinc looks nice if you like that kind of thing.

And how much 'more' would zinc be?

Spent all our money on building it, didn't expect to need a new roof so soon.

I would have thought the building inspector would have picked up on some of those issues, and only someone with little knowledge of roofing would construct something like that.

When will people ever learn! Who designed the extension?

Did the same builder put that carbuncle on the main roof also?

Carbuncle was put on by a very different cowboy. It's due replacement soon.

So, what is the solution? Please?

Oh and the building inspector was an independent.

Do we have recourse through him?

Possible recourse, might be worth a punt, put the poops up him and make him contact his PI insurance. Suspect it will be to no avail, prolly best to just move on and stick a proper flatty on there.

Zinc is the answer.

If you could measure the roof I could give you a ballpark figure?

The majority of the work is around the roof lights and the ridge. With that in mind you're looking around £4500 plus Vat.

At very, very best you could get it just under £4k all in.

Sorry if I've just knocked the wind out of you......

Zinc is fitted with a lifetime guarantee not that it helps with the bill but it is a "fit and forget" product.

Email sent to Inspector. (he didn't even visit the job after the footings- in fact a picture of the finished footings were emailed with a tape measure dropped into them) He didn't come back after that.

Do you have any recommendations for Zinc roofers?

Or is that not allowed??

Did you contact him after that, or insist that he visits the site? Did you pay for this service? Did you have a visit schedule?

So you thought you would build an extension then design it after it was built?

Zero design. Zero building control. Clueless madness.
