Hello Everyone

If you are removing a shared chimney stack from a party wall, is there a minimum amount of chimney you need to leave before installing beams brackets etc?

Just curious for the design of a room.

Also is there any notice other than building regs required to be submitted, in regards to the adjoining owner? Or is it out of courtesy to inform the adjoining owner in regards to party wall act etc?

Many Thanks

You always need support i was told
You must have more below the roof line than above

Thanks for your reply.

For anyone who wants an answer to the question I posted please have a look at the guide below.

http://www.haringey.gov.uk/chimney_breast_removal.pdf

Essentially if you leave 20 courses above the roof line you need to leave at least 20 below, other limitations apply so please read the document in full.

Also don't forget about the party wall act!

Don't rely on that guide as being absolute guidance.

The wall condition and type/size of the stack will make a big difference. Gallow brackets don't always fix well into loose brickwork either

The Party Wall Act will apply for this. And neighbours need to know in any case - as if one has already done some removal, or will do in the future, then last thing you want is to make an unstable wall more unstable
