Not really one that fits anywhere on this forum but I’ve tried 2 tenants forums & other sources without a single response so I’m a bit stuck & hoping I may get a better response from one of you knowledgeable people!

I have a friend who currently owns a small residential care home with 7 paying residents. Due to increasing problems & ever stringent regulations associated with running as a care home, she hopes to convert the accommodation into sheltered accommodation consisting of 7 separate, self contained & secure accommodation units. I am giving her some help spotting potential holes to fall into & generally setting the whole lot up with advice on the conversion etc. which, incidentally, involves BC, but one thing I am concerned about is what, if any, effect this will have on her council tax bill? She presently pays a single tax, calculated on the size of the overall property but if she converts to 7 self contained units, does anyone know if they will be re-assessed individually, each drawing it’s own tax; based on even he lowest tax rate, I’ve calculated this will near triple her council tax bill which she is obviously concerned about. I’ve already suggested we go direct to the local council & ask them but she is very reluctant to do this at the moment because they will almost certainly work out which care home it is & she has good reasons for not wanting to show her hand yet.

They used to run social housing via housing associations so if they`re still going under that name ...they may be able to offer advice above the level of the local council....that`s @ govt. departmental level.....don`t everyone kno` that ;)

Surely all the tenants will pay a pro-rata part of the CC bill, so what is the problem?

You may be suprised to know that when you speak to a council officer about one thing, they don't automatically mention this to all other council departments.

Ring the revenue section up and up and ask them a hypothetical question if you don't want to be specific

No problem as such; my friend currently pays the council tax for the care home as part of the tax bill for her family residence, which is annexed, & this is included in the resident’s fee. She was expecting the tax arrangements to stay the same but it’s me that’s rung the alarm bell about re-assessment. If I’m right, it will add around £700 a year to each of the rents she was expecting to charge. I would prefer she went the normal route & made residents responsible for their own tax bill but she would like to keep it inclusive.
