Hi all,
Looking at buying a property which has a single story extension with a kitchen in which was originally extended from the outhouse.
House built circa 1920, extenstion circa 2002.
Dimensions: (2.13 m x 5.00 m (7'0" x 16'5"))
The walls are single skin/half brick, we really love the property, and are currently trying to jump through hoops to get a mortgage lender to approve.
It doesn't look like the vendor has Building regs/cert for the extension (Fitted over 20 years ago).
We would like to sort the issue at some point once we *buy* how can we resolve the issue so it's *mortgageable* and up to building regs if we plan to sell in the future?
1) Knock it down and rebuild
2) I've read it's possible to build an inner skin to the extension, but I'm not sure the ins and outs of this.
How would we go around sorting building regs out and getting a cert as well as making it up to regulations?
Attached a picture so you can see the thickness of the walls etc.
Thanks,
