small deviation from the plan

Hi, I'm new to this site and to building rules and regulations and I really could do with some clarification...
We have a detached bungalow loft conversion plan approved. The builders noticed that there are few impossibilities in the plans. in order to put the plan into practice some minor alteration from the initial drawing should be made. The 2 modifications will involve raising the ridge of the house by 20cm and also raising the 2 side walls (partial walls not hip to gable) by 30cm. Without this the rooms will not have an acceptable hight of 240cm.
the question is: will the people from the council mind the increase or will it be fine? Is there any chance they will notice? Will they measure everything or they will look at overall aspect of the final product and to be structurally sound and safe?
Some advise will be much appreciated. Thanks.

Altering ridge heights and flank walls is a major alteration to the permission, and will require a fresh application.

Raising ridge heights is something planners do not normally like, but as its a bungalow, it will depend on what is on either side, or in the rest of the street

Your designer has messed up though, this is not a simple error
 
Thank you for message. The builders found a solution and the ridge hight will not be altered. All will change will be the new side walls. They were not there to start with, the council approved 150cm new side walls but will end up having 160-170cm. Will this be very inconvenient? I could go to planning dept and ask but do not really want to draw attention.

Not quite sure what this means but if you are not raising the ridge line, it could well be permitted development, not needing a specific planning permission. In fact, did the original dormer actually need planning permission?

yes, we have 2 front dormers as well and total volume gained was around 55m3, so needed full plans. raising the gable walls by a few bricks will not increase the volume gained but will make the initial plan do-able. Otherwise it's all a kids drawing.

If these are the sides of the dormer (ie dormer cheeks), and the planning drawings show 150mm but you want to do these 170mm, then that is a very minor alteration and you could just do it.

If you are referring to the building control drawings, then you can just swap and change as long as the work is done correctly - and the inspector will check or not as he sees fit

Acceptable to whom :confused: By the power of Google - I saw a post by Woody , April 2008 , that 2.14 m (214cm ) was acceptable ;)
 
Hmmm. Do things become more or less acceptable over time? :confused: :rolleyes:

Not sure what that post was, but the least acceptable may well be the height of an internal door in its lining so 2m
