Smelly Soil Pipe

Morning Guys,

I have just moved in to a house and have occasionally noticed a sulfur type smell in the bathroom. I've done a bit of investigating and it seems that the soil pipe is 'vented' into the bathroom adjacent to the cistern, there is no soil pipework external to the house (built 1985).

This morning I could actually see steam (presumably from someones hot water) coming out of the top of the soil pipe and the smell was pretty terrible!


The smaller white pipe connecting into it is the outlet from the Combi Boiler installed in the loft.

Can anyone please let me know if this set up is even correct or if there's anything I can do to stop the stink!? :rolleyes:

No, that's not correct. The white pipe has compromised the black pipe fitting which is an Air Admittance Valve which should allow air INTO your soil pipe not OUT.

That's why your getting the smell from the soil pipe.

Get a Plumber in to advise you on how to get over your problem
 
Definitely don't get the Gas Safe RGI that did that bodge back :LOL:
 
Air admittance valve needs to be replaced and the condensate drain needs rerouting to connect below the AAV.

Whoever did that needs to get back on their horse and disappear into the sunset..... :eek:

So could I potentially just put a new AVV on and reroute the pipework to a waste in the bathroom?
 
Yes, provided the AAV isn't glued on! If it is, you've no option but to cut the pipe below and fit a new AAV, but it must be above the spillover level of the highest appliance. (Usually the basin.)

Condensate can be rerouted to a convenient point, connection into a waste is fine.
