Hi,

I am renovating a 1940’s ex council house which is rendered with tyrollean applied over pebbledash and have discovered spalling and cracking of the downstairs concrete window lintels on the external leaf brickwork, all the internal leaf lintels look fine, the spalling and cracking is down to the lower rebar which in some places reduced in size due to rusting.

As I am fitting new upvc windows and converting one window to a patio door I would like to deal with them now.

My initial thought was to remove them and replace with catnic L shaped steel lintels but these concrete lintels are large in size up to three brick courses high 225mm and around 140mm in width, I’ve calculated the lengths and weights and they are up to 200Kg each.

Given the weight of these lintels and obstructions of acros and strong boys to get them out and to the ground or the potential damage of surrounding masonry trying to brake then in situ, could anyone advise on the suitability of leaving the current concrete lintels in place and slotting L shaped steel lintels on the bottom edge of the external face of the current concrete lintels and make good the spalled concrete with fibre reinforced concrete, as the render is quite thick and the bottom edge would be fitted with a render bead, once the rendering was re applied the L shaped steel lintel would not be seen.

Any opinions or other ideas? thanks
