hi I returned to my flat in the new year and found these stains on the wall/ceiling. Above is a tiled roof. The part jutting out is an old chimney breast. Next to it is internal stud wall/internal insulation. The chimney is no longer there). I turned the heating and dehumidifier on just to make sureits not internal condensation (and this did remove some water on the ceiling/damp patches in a couple of corners of the ceiling) but feeling the darker marks shown they are still a bit damp feeling. rH is below 70%

on the outside the wall def needs a bit of repointing (was already aware was planning waiting till better weather to get quotes as mortar doesn't set when cold?)

anyway my question is whether the experts here think the problem is likely due to the wall or whether roof/tiles above so whether it is a roofer or a builder I need to take a look.

Water isn't exactly pouring in so it doesn't feel like a huge or urgent issue or needing to pay emergency roofer to come by but again grateful for any views on what's likely to be the problem and how to get sorted

Thanks in anticipation

Best

It could be a combination of things, that guttering looks a poor install, some of the pointing is shot and we can’t see the roof. Engage with a roofer first.

Needs lime mortar as single skin brick walls. No cavity?
You need a builder. They will advise and sort a roofer if required.

Doesn’t appear to be an overhang of anything, guttering still crap, remedy is to engage with a builder or roofer.
