Strange drainage issue at back of house

I am trying to sell my house and the surveyor has picked up some damp at the back of the house. You can see from the attached picture that the downpipe at the back goes back into the house and down into the drains under the kitchen floor and that the brickwork below is damp, suggesting some kind of problem. Any ideas what might be happening and what can be done about it? I can't see any issue from above the ground in the downpipe or drain entry so am thinking that i will have to get a CCTV inspection done of the drain below the ground, but want to avoid that if I can.

The visual indications suggest that there has been something dripping? what state are the rain water gutters in? next time it rains pop out and look for a leak from the rain water gutter.

i take it that pipe is a rain water conductor from the gutter?

Any indications internally of any sort of damp issue?

Thanks Ken, I think you are right because it all seems dry inside around the join and area below, and I haven't noticed any damp issues. The gutters are fine and not blocked, and yes it's a down pipe from the gutter. I am wondering if the guttering is too narrow - I have had a loft extension and perhaps there is now too much water running down from the second floor for the narrow guttering to cope. Otherwise perhaps it's the joins - I will check next time it rains. It's reassuring that it looks as if it's caused by external dripping. I am getting so anxious about the house sale falling through, the worst case scenarios are running through my mind - I have gone straight to leaking drains and subsidence....
