Dear all,

We have a flooring issue in our Victorian house where we wish to lay some engineered wood in our front living room.

Our house use to be a front/back which has been knocked into one. So we have two living rooms, one that use to be in the original front house and a second that use to be in the original back house. The back follows on from the front and have almost the same dimensions. The floorboards in both rooms are on the same level, however, the front room flooring has been raised using 40mm thick stone flags which sits on gravel, also 40mm ish thick. The floor has been raised so it’s in-line with the outside porch.

The floor in the front room had horrible laminate and carpet which sat on the flags and have now been ripped up. We wish to lay some medium quality engineered wood flooring, but layering on top of the flags with underlay may raise it too high and will be uneven. So we’re wishing to sell the flags, which will fund the flooring but will also mean they can be reused and not hidden away. But our problem is, when we remove the flags and the gravel we need to make up a subfloor between 70mm & 80mm which will sit on the original floorboards, and I'm not sure what the best approach is.

The living rooms are ground level and there is a lower ground where the kitchen and dining room are.

Does anyone have any suggestions of how we can solve our problem?

Cheers

Martyn
