Hi,

I recently replaced some airbricks as part of an exterior wall tidy up and repointing job.

When the old airbricks were out I poked my camera through and had a look at the subfloor. This is from the back of the house looking into the airbricks which would be looking under my dining room.

The first picture is looking from the left side and the second picture is looking from the right side.

I can make out some issues that I need to rectify.

Firstly on the right side picture you can see the central supporting wall running down the middle of the room. The joists run perpendicular to this, presumably sitting on it halfway for support. However if you look at the section furthest from the camera you can see the brickwork is missing. This coincides with an area of floor in the room that is definitively bouncy. I suspect the brickwork has collapsed here and left a section of joist unsupported.

Secondly if you look at the picture looking into the left side you can see in front of you a brick feature that was once supporting the chimney breast which has been removed internally. However at ground level here there is a lot of rubble and I noticed an inch or 2 of standing water here.

My intention is to empty the room and lift the boards in the room fully, to see what is going on. I'd then repair the brickwork and timbers before then insulating the floor and putting boards back down.

I'd appreciate if anyone has any comments about what they can see in the pictures, and if I should be more concerned about the bit of standing water under there?

The remedial work I do before sealing it all up again needs to be good for another 50+ years, it will outlive me. So I want to do a proper job under there.
