Subsidence or something else?

We are selling our house and the buyer had a survey. The surveyor noticed these cracks and recommended that a drains survey was carried out. The drains have been found to be clear.

So what happens now? What could be causing this cracking?

There was an issue with drains 5 years ago in this same area. It was monitored and repaired by the insurance company.
 
It just sounds like standard surveyor waffle. There's a crack, we don't know what it is and are just telling you so you can't sue us in future.

Just ask your solicitor to proceed. Hopefully the buyer is happy that everything's reasonably OK and all will just go ahead. Provided the surveyor hasn't scared them off.
