Hi There,

I'm in a 3 bed 1900 terrace. 2 bedrooms upstairs are fine . I want to extent the, downstairs but dont want to loose a bedroom

The only idea I can think is the attached. It woudl leave a side return . If I went to the full width of the boundary , Id be enclosing the bedroom.

thought and views welcome? please ? Any ideas gratefully received.

( its not a large house , perhaps a '' tiny courtyard ? in front of the existing window, but i suspect cost/complexity and approvals very difficult.

I know I need professional advice at some point , but want to have done most of the thinking before sinking money on processional fees ,that I'll need for materials etc!

If it was me I'd move the bedroom to the front of the house (possibly with a new ensuite) and have a large open plan kitchen dining living room to the rear encompassing a full width extension.
 
thanks Wessex , yes its a good point. we're hoping to keep 2 " reception " rooms , as our family will need it. But its a good point and we might need to go that way!
