Hi,

At what point are you required to dig trial pits to check foundations?

At the start the build or during building reg drawings and structurals?

This is for an over the garage extension so the flank wall would need checking.

Put it this way, an inspector can't inspect anything until the application is in, paid for and registered as valid.

And an inspector won't know if a trail pit is even necessary until he is aware of what is going on.
 
Personally I would have dug the trial hole before I even started the plans so I knew if it was a first floor extension above a garage or a demolition and new 2 storey extension.

If you are just concerned about Building Control sign off then probably first day of the build, like you were getting a new foundation trench inspected. You'd look a bit silly though if you had Bob the builder on site all geared up ready to go and it turns out the garage foundations are non-existent.
 
Yep, first thing to be done when doing an extension above a garage of dubious construction, I normally tell them to dig a hole whilst I'm putting my quote together, what they discover can have all sorts of consequences. The timing of the appointment of BC is irrelavant.
