I live in a Edwardian terraced house that we recently moved into. It was raised on the survey that there’s one purlin that is unsupported (photo attached)

Since moving we have also noticed that the roof flashing on one side of the property is cracked at the front and the back. Furthermore our gutters at front and the back are leaking so need to be fixed.
I’m in south London and am asking for quotes to a few roofers for comparison. However the only quote received so far seems excessive at just over £4k, is this the sort of cost I should be expecting?

Those purlins are usually supported by brickwork sticking out from the wall.
Weird that there are 2 bricks next to it doing nothing.
Maybe someone in the past decided that they didn't like the purlin support.
You could remove a couple of bricks and replace them with other bricks at 90 degrees, or get a metal bracket manufactured to size and anchor it in the existing wall.
If you're concerned that the roof will cave in, temporarily you could fit a 2 foot length of wood on the wall under the purlin, but it looks like it's been like that for a while, so it's not going to collapse in 1 day.

Without seeing it, I would imagine the a fair price would be about half of that quote.

add another purlin higher up sitting on the bricks that were there for the purpose.

Just bolt a bit of 4x2 to the wall under it.

£200 cash for this and clean out the gutters. I'll be down next Thursday.

Not sure about the flashing as the description is poor, but I'll bring an overnight bag. (y)
