Hi

Looking at a house (bespoke build in 1995) which has a timber frame extension, but it's sold timbers circa 6" x 6" with insulated panels between. You can see the timber frame inside and outside. It's not oak probably stained saw cut pine.

I have not seen this before, it has no cavity or vapour barrier, also not sure on construction with the roof A frames just sitting on timber 'pillars' secured with metal brackets, they are not sat on the wall plate as I would have thought they should be.

Any thoughts?

Thanks in advance.

I'm sure there are some questions in there somewhere but not sure where? Better photos and info needed.

Thanks

Photos attached (it's on Rightmove so best I can get)

Points I think are 'odd'

Single skin
6x6"" timber construction
'A' frames supporting the purlins are resting on 6x6"" uprights and fixed to frame with metal brackets
Insulation between timbers
Build small brick wall upto damp

I've never seen a construction like this, but I am not a builder

I suppose that's correct, but what are the implications of no cavity, no vapor barrier etc.

Must be a reason we no longer build like this?

Any thoughts?

There are no implications. The requirement for a wall apart from holding the roof up, are that it is water resistant and thermally efficient. That is dealt with in several ways.

We changed to cavity construction because of manufacturing processes.

Nowadays we are doing retrofit as part of the net zero craze, and walls are cavity-less, solid and insulated externally.
