Daughters bedroom, in plan view the two outside walls are north and east facing, first floor end of terrace house, the east wall is seperated from next door by an ally.

There is a damp and mould problem just above the skirtingboard on this east wall, there is no damp at the foot of the building nor at the top, just this bit in the middle. temperary tratment has been to PVA the lower wall untill better weather, now I must tackle it. any suggestions as to what the problem may be. the outer wall, althought not inspected closely yet has no crumbling bricks and no chunks of pointing missing, the front of the house (north) has a pebble-dash finish with some cracks but this east wall of bare brick is mostly protected from the rain!

if you have damp in one place that would indicate a leak (or breach) of some description in that place, how is the guttering above this area?

If the guttering is okay as breezer's note then you might have what is known as a 'condensation trap' which turn into damp/mould by hot & cold air temperature differ during the day e.g. bed or headboard and furniture against the wall to stop any air flow etc..

No guttering, the east wall goes to the point of the roof. have just notced an air brick the size of two bricks in hight that would be just above picture rail hight inside. could the moisture enter here but only show at floor level?

The wall is always cold but not damp to the touch, the window in this room is on the north wall and has a condensation problem. there is no furnature next to the problem side (east)

Cheers
