I have a Velux in a pitch roof in a 3 story Victorian home. It's in the hall/landing area which is an open zig zag staircase from ground floor to roof. Although it doesn't leak, the cob webs (too high to reach them!) blow in winds (we're on sea front and with mountains behind so gets v windy). The hall/stairs at the top floor is always much colder. It's about 15 yr old I think. Is it a simple case of changing the seals or do I need to replace the whole thing - probably lost more than the cost of it in heat over the 6 yrs of being here!

Check if the vent is open, I have one in a similar position but older and it is fine.

oh yeah, know what you mean now - no, it's definitely full closed and always is. We never actually open it (not too many days warrant it in N Ireland!)
 
Deff Velux - code is 0592 772211 glenrothes f that helps? Could a worn foam alone be enough to cause such heat loss and drafts? Where can I buy it? Why would reglazing (presume u mean new glass?) cure the problem?

when the seal has gone on glass the glass in effect is two pieces allowing the cold to enter both sides of the glass so heat loss occurs and also cold can come in, but also if the window is old it wont have the same amount of air tight gaskets that the new ones do, so if uts a window place and the gaskets that are on at the moment are warn down or if window has been fitted out of square then air will get in, i would personally change for a new window get 10 years guarantee with it for roughly £500 depending on size of window, this shouldnt effect any internals straight in and new one in.
