Velux sun tube - Build.regs / Fensa / indemnity

Guys , I`m selling my house and the buyer`s solicitor is frit about the sun tube I installed . Obviously didn`t get a Fensa cert . Apparently it didn`t need Planning Permission . What about Build. Regs .? ( just cut a hole in the roof and installed it ) How do I go about getting an indemnity policy for it , if I have to . Thanks in advance chaps.
