Velux window/roof issue

Hi all,

Any thoughts on what the issue might be the attached photos?

It's a small extension with a Velux window, been fine for 15 years or so and has now started leaking as fair bit. Seems like it's been leaking unnoticed for quite a while and finally come through the plaster work. .

I'm guessing something is wrong with the roof but it looks ok from the outside, no obvious holes or anything like that. Don't have access to the inside of the roof to check from underneath. The way the damage has formed on the inside, almost seems to be coming from above the window, not the window itself.

As I can't see anything myself, I'll be getting someone in, just wondered if anyone had any thoughts or advice in advance?

It needs new veluxes , so should be easy to see when they get removed ..

Hip tile butt joints look suspect
 
New window?

My concern is how the water is getting in and where. You think the joints could be an issue? Seems like quite a lot coming in, could that really be down to the joints?

Yes new window for starter. It's rotted . Or are you happy with that ?
Also possibly one slate about 4 course above the velux is split top to bottom along the centre line
