Verge failure

Hello all,

I have a water leak into the house when the rain lashes in a northerly direction. I have had a few roofers take a look without going up a ladder to check and all but one has advised my verge has failed. Quite happy with the diagnosis however the two quotes I have decided on are offering different cures.
One suggests grinding out the verge mortar and replacing then applying a sealant (guaranteed for 10 years)
The other I am considering is offering to replace the under cloak board and re cementing the verge, replacing any tiles that break in the process. The house was built in the 1960’s and looks pretty much like all the roof is original and generally in pretty good condition other than the obvious failure.
My question is, should the under cloak be replaced or is the original ok to reuse?
I think the original is what looks 4” tiles. I will try to attach a photo.
Any advice would be appreciated

Thanks for your reply, what effect does the insulation have on a roof leak?
 
I would steer clear of the sealant guy with the 10yr guarantee.
Better job to replace the verge including undercloak.

The cavity looks like it has been filled with some type of insulation , so you no longer have clear gap between the external and internal walls.
 
I agree that cavity wall insulation, installed after a house has been built, can cause water penetration on walls subject to driving rain. But looking at the pictures I don't see much evidence of the tell-tale mortar filled holes in the wall where the insulation would have been injected.
Perhpas the OP can tell us if such installation has been installed?
