Vokera 20/80 flowmatic

Hi All, If anyone can shed some light on a problem I have with my boiler I would be grateful.

It is a Vokera flowmatic as per the title and it is a bit random with the hot water. Most of the time when the hot tap goes on I get a burst of hot water followed by luke warm irrespective of the flow rate. Occasionally however it will run fine and I get hot water all the time. I have lived with it for a while as It is only used for kitchen sink and basin as we have no bath at the minute.

However my project for over christmas is to refit the bathrrom and that will include a bath so I really need hot water. Obviously I will get someone in to fix it if neccessary but I would like a rough idea of what is the probable cause first.

Does the DHW flow switch operate when you run the DHW>

Dave on here is in Norwich. I am sure he would like a nice repair job.

Almost certain the boiler needs to be serviced

Thanks guys, apparently it was serviced just over 6 months ago as it was a rented property, whether that was done properly or not is another matter! How can i tell if the DHW flow switch is working?

Take off outer cover and look on lower right.

You will see a thin pin which should move towards the front when a hot tap is run and operate a lever which in turn operates the DHW demand switch.

I have never heard of a boiler being properly serviced in a rented property.
