Water coming through wall verandah build - ***ISSUE FOUND***

Hello,

I have a question, i've just started building a verandah and have only got the beam bolted in at the moment and it sits flush against the wall, but for some reason i'm getting water leak into the kitchen wall and then go onto the floor does anyone know if the beam could be collecting the water and then its soaking into the wall ?

Sounds possible. What's the construction of the house?
 
Any ideas please ? i'm on holiday and my stepdaughter has been saying its been leaking so bad due to the rain that its flooded the kitchen floor, can using bolts that are too long cause this issue ?

I can't see how bolting a timber to a wall can flood a kitchen. Unless you drilled through a pipe.
 
Nope no pipe as it would leak all the time it's only leaking when there is torrential rain i've put the self adhesive lead flashing into the mortar that i knocked out and used lead sealant but its possible i had not sealed it all thoroughly as i had run out of sealant and it does match that same height and area on the other side.

Well if there was no leak before the timber and there is after then it must have something to do with it.

The water must surely be causing damp higher up the wall first.
 
Here's some other pics

pic 1 and 2 is where its leaking i've measured from the window frame up 16inches and then i measured outside the window frame up and it directly points to the flashing where i had mortared out and sealed with led sealant, there are a few little holes as i had ran out of sealant so will go over this and make it flush but i'm still not convinced this would cause this amount of leaking.

outside pics you can see the wall is looking yellow probably due to the water and you will see in one of the pics there is a hole ? is this a vent hole or insulation hole.

and i have noticed that the gutter is backing up at the top of the house as its got sludge.

Makes sense bolts too big ?

Issue: Fixings, Wires and Pipes inside the Cavity Void - In some properties there can be a great deal of service fixings, bolts, screws, wires and pipes that penetrate the inner cavity wall and sit inside the cavity void itself. This can cause cavity wall damp issues as if there is an item poking into the void from the inner cavity wall then any damp, leakage or moisture then has a direct route into the property and on to the inside wall surface.
 
I think i know what the problem is, this was doing it when i first bolted up the beam without even touching any flashing so i think i've used bolts that are too long, ones i used are 15cm big so i have a feeling i've bridged the cavity going to swap them out for smaller ones.
 
correction confusing myself now, they are 10cm taking into account the wood is 5cm thick so 5cm goes into the wall but in anycase i have backed them out a bit will see what happens.
 
UPDATE

Found the problem,

You will have to zoom in check the gap in the brick work behind the pipes, i blasted water in a shower mode at this and held it there and hey presto it started leaking i guess it will track down and across the kitchen wall. So overall nothing wrong with the verandah build it was just barstool of a coincidence that this happened straight after putting the verandah up.
