hi,

My friend recently moved into a terrace house and with the recent heavy rain has noticed a dripping through the downstairs window. Pictures are below. My thought is that water is getting into the wall cavity and coming out above the window possibly from where the downspout is. There are signs on the stone above the window and door of deposits which suggest water penetration. Any ideas? Thanks

Hey.

First things first, I'd suggest you look at the end slates that sit above the black guttering. If the wind has pushed water into the cavity wall at the top, it might be running all the way down. Looks like a new rain water gutter job.

As you climb up, have a look at the silicone seal at the base of the windows; if you can slide a screwdriver / putty knife under it, you've located the problem, if not one of them.

Update some pictures of the sills if you can.

Good luck.
