l was out in the back garden and noticed water dripping from a overflow pipe. On further inspection upstairs l traced it to the cold water tank in the airing cupboard. What could be causing this as it is only dripping out the overflow. Are the ball valves adjustable or could there be other reasons. If it needs replacing are they hard to do.....

This is a bread & butter job.
Check the ball valve arm, is it stuck?
If free the washer needs to be replaced.
1: Close feed to the ball valve, remove and strip down valve or buy a new unit from B&Q etc.
People like B&Q also sell sets of ball valve washers.
Turn on water and look for leaks.

Get big kiss from wife and who knows what else..........

it is quicker (especially in a cramped or dark spot) to swap the old ballvalve for a new one. You may find you can leave the "stem" in place and swap the moving parts. They only cost a few pounds. You want the sort with a plastiv "bridge" over the top to spray the water downwards, this is intended to prevent dirty water being sucked into the supply pipe in unusual circumstances.

If you like, you can then clean and repair the old valve where you have plenty of light and time, and keep it as a spare for next time. I like to keep a spare by the tank.
