What could be causing the damp despite the hot weather.

Hi All.

There is a damp issue which continues to appear on the skirting, this started a few months ago, however seems to be getting hot despite the weather. The room in question is on the ground floor and has an ensuite which has an extractor fan.

Outside the bay window used to have grass, however it was recently concreted to reduce maintenance etc.

Any ideas, solutions would be appreciated.

Did the damp problem start when you installed concrete to replace grass?
1. Presumably you have solid floors?
2. How do the pipes to the rads run - in the floor, behind the skirting, in the wall?
3. Could it be condensation?
4. Outside you appear to have a sand & cement plinth - plinths can bridge DPC's by capillary action esp. when the plinth is in ground contact. Is the wall cavity or solid?
5. The RWP is discharging onto the concrete - there should be a be a gully & drain.
6. Are the drainage channels (under the sills) clear?
7. The render is lacking Bell Cast's.
8. You show two different bays?

how can I tell, the second bay window is that if the kitchen. No such issues here, window is always left open here.

We recently did a refurbishment, the plint has been there for years and no damp issues, this is when the concreted section used to be grass.

There is no gully around, I guess I csn extend the pipe outwards by about a meter.

What's this, surprised as no such issue before the refurb.

The second isn't a bay (last pic), it's a corner wall.

Thanks for your considered replies. I wont answer them one by one.
I've just re-read & looked at all the thread, and come back to the possible conclusion that its condensation thats appearing on your skirting.
I cant see your full window frames but why not try trickle ventilation if you have trickle vents?
A very powerful extractor will often work wonders.
 
with condensation in this vein, apart from extractor fan. is there anything else that can be done ?
Another reason why I am suspecting the exterior of the property is that there is a room in the house which has nobody living in it, it also has similar issues. Could that require an extractor fan also ?

Will opening the fan help or having a hole in the wall and fit louvre vent that can be closed ?
