a very interesting find but......

they do have some properties listed with deed prices that WERE NOT BUILT UNTIL AT LEAST THREE YEARS LATER!!!!!!!!! :D

in particular several flats that were constructed on the site of some demolished houses

hence i have my doubts :eek:

Can anybody who has moved in the past few years and is registed on the list confirm if their property prices are accurate?

Find out for free what properties sold for in your local area, based on HM Land Registry data.

If you are sure, then either Hometrack or the Land Registry have erroneous data....
Three properties I was able to check on were correctly figured.

Perhaps when Land registry data is sparse, estate agent info which may be of dubious accuracy is used ??

My daughter and husband sold their house in 2002. They moved two streets away and stayed there for two years before splitting up and selling. My daughter moved back to her original road, buying a house near to the one previously sold. All three houses are listed at their correct prices. Another daughter bought her house in 2002 and although ten other houses are listed in her road, her's isn't. But an interesting site.

5 properties down my road are correctly priced from 2001
 
The prices I paid for my flat and house only a few months ago were accurate, and the old place was accurately priced too...

As there is always a little fluctuation is property prices, the ones on the site should only be used as a guide, just like books of second hand car prices.
 
Haha, mine was exactly right (well, rounded to the nearest thousand)... but the place next door, the vendor boasted to me about how much he got for it 6 months ago, but he lied about it to the tune of £6K :LOL:

Just checked and a flat I rented with 5 mates at uni sold for £640K in 2003! :eek: :eek: :eek:
 
looks like my spot is an just an isolated error (but it does apply to 4 flats in the block) so the general consensus think its pretty accurate- good find!
 
The Land registry data, in the public domain, should be bang on, only if the sale price was actually added to the documents, I believe there is no necessity in law to do that..
The electronicaly linked data is relatively new...Land Reg say Price paid information has been captured for most properties, which have changed hands since April 2000, although ..
...Where we receive an application to register a purchase or after 1 April 2000, we will enter the price paid on the Register where it is practicable to do so....

Well, we were paying a combined £2500 per month in rent, back in 2000... and we were lucky to find a flat so cheap round there :eek:

(If your kids are choosing a uni, consider the price of rent if they choose a London institution.)
 
Blimey!! it was spot on for house we sold in 03, gave correct price which was £5000 more than we put on market for, and spot on for house we bought.
Jeez nothings private no more :eek:

Blimey ? Look on the Govn Land Registry site .. deeds etc seem to be in the public domain, just more accessable now via disclosure laws and the web. ;)
 
deed price bears no relation to sale price, our old house was sold for £35K more than listed on the site. there also seems a vast fluctuation in prices of Identical properties?

Aother reason to see the real thing in important circumstances.
