What does a SAP report actually show?

Hi

Can someone please clarify what is contained a SAP calculation report and how much such a report will cost? From this report, does it suggest how to improve the insulation of the house and how much insulation is required all over the house to take it to a certain energy rating? Is a EPC report produced on the back of this?

We have gut out almost all of the existing house (3000 sq ft) and extending in the rear and loft and using this opportunity to insulate all of the external walls, inside. Our building regs inspector is aware of this but not requiring us to product anything specific.

I do, however, want to ensure I get a new improved EPC at the end of this as I don't want to have to prove to anyone later on the thickness of the insulation etc.

Why do you think you need sap calcs? An up to date epc after you've done all the improvements costs about £50.
 
How will they produce an EPC with favorable data if they don't see the internal wall insulation and the amount of insulation fitted before everything is closed up and decorated?
 
The same way they produce an EPC for every other single property around the country being sold or let - look at it and guess.

I tell him, he's an old boy who does it for pocket money and he does what I tell him. There are plenty of people who have the software and are registered who just do it for pocket money as in its not their proper job, just go through the list and find an accommodating one. Note this is as per the circumstances such as the OPs where they want an up to date epc but haven't needed saps.

If the project needs saps then obviously epcs are a formality anyway and reflect what's been built anyway.
 
Well I don't want the EPC guys guessing what level of insulation there is in there especially if I'm spending a small fortune on insulating my whole house with eg 50mm rigid board.

I was under the assumption that the calcs are suppose to tell me how much to use to get a certain rating?

Freddy are you saying if I either take pics of the insulation going in or my building regs guy writes it in the site reports, the EPC guys can go off that?
 
The property is put into bands regardless, and it wont matter if you have 50 or 100mm of insulation and give them the chemical composition, you will still be in band D, or C at the most if you have the loft insulated a modern boiler and double glazing.

If you have the basics, you will be recommended for solar cells, or heat pumps. That's it.

The EPC's are done by anyone with £1k spare and no other qualifications, so its not calculus, just ticking boxes. My Spaniel was even thinking of doing a course, and is saving up.
