What type of roof for extention?

Mates looking to get a 3-6 metre single storey extention put on the back of his house

In 2021, with modern construction technology, what is the best type of roof to have? e.g. Flat, pitched, grp, roof tiles, warm roof etc

He wants to have a couple of roof lights and like most of us, he wants something that's low maintenance, lasts a long time and doesn't break the bank

Advice and suggestions welcome..

The best one is one that fits in with the design

Foe example in 2021, I'd never suggest a flat roof constructed with a felt finish because of the maintenance and failure rate

Also wouldn't it be best to have a warm or inverted roof as opposed to a cold roof?
 
That's the best you're getting. :p

The roof is part of the design and there are planning and technical constraints. So there is no "best" other than a type that meets the site conditions.

Say someone says "a pitched roof". Can one fit on? Will a steep angle to match the house be too high, a low pitch look crap, tiles for a low pitch look out of place?

So the question is wrong to ask "what's best?". Wrong thinking.

Same principle for technical aspects too such as warm or cold etc. You may not get a warm flat roof on due to planning constraints ie height, so a cold flat roof may be the only option.
