Where does the leak come from?

I have a chimney breast which is damp inside in the top bedroom. It’s on the party wall and in the middle of the chimney breast.

I went out of the roof window and the lead apron and flashing are all good (all new install about 10 yrs ago for leadwork).

In line with the leak at the top of the roof I have a broken slate. Would water be entering from here and tracking down?

OP,
The broken slate might be the culprit?
But given the state of the lead flashing - the back gutter in particular - & the flaunching then I'm surprised that you only have a leak presenting recently?
Pics of the step flashing would help?
Can you go up into the loft & pic wetness or water marks on the loft chimney breast?
Can you also post pics of the damp in the bedroom?

Where my tape measure is corresponds to the leak inside.

I have a pic of the recent insulation install and you can see the leak in the top left by the purlin beam.

The lead work was new 10 yrs ago and no problems until this summer. Only had time to get up and look recently.

I would be looking at the top of the flashing and also the general pointing of the bricks. The flashing above where your tape measure is getting a steady stream of water from the flaunching

Inbetween the 2 pots, on the top, could be the culprit!

I did this today as didn’t have any slates. I will see if the issue dries out. I suppose if not it may be the flaunching. Will need to speak to the neighbours

Although the flaunching looks ropey I think its the top of the flashing where it goes into the brick motor and also the general pointing on the brick work

I know the far end of the flashing there is a section of pointing broken off. I also got this photo. It’s my neighbours end though.

I will need to ask him if he has an issue

OP,
Why not talk to your neighbour - the truth is that now or in the near future, the stack needs rebuilding, and the flashing might need renewing or re-working?
Whoever has worked on the stack & flashing in the past made a very poor job of it.
Two pots are shown but that stack might be a four flue stack - if so then two flues have been blocked off.

FWIW: going up on a slate roof to fix a missing slate should be one journey only with a correct sized slate not a temporary repair where you will have to return up the roof to do the job properly.
