which boiler and which size???

I need some advice on the best value for money and size of boiler.

I am getting ready to start the refurbishment on my home. I am sourcing and buying as many of the materials as possible myself to try and save some money. The installation of my new boiler will obviously be carried out by an expert....

The house, when finished will have :

4 bedrooms
1 Lounge
1 Large kitchen and dinning room
1 Study
1 en suit
1 bathroom
1 downstairs toilet and shower room

There will be
1 bath
2 showers
5 sinks

Any ideas ???

If your property has extra large floor area than normal 4 bed, look at the ATAG E32S.

be aware that if you buy the boiler, any warrantee issues are between you and your supplier, installer will have no obligation.

your installer will need to earn x on the job, if you buy the boiler, he will just charge more for the installation. that also means you will not benefit from his trade discount.

It probably also means you will not get the best installer as most will not be keen to work with stuff supplied by someone else which invariably is not correct/incomplete/damaged and he will either have to wait for you to sort it out or waste his time correcting your problems.

Look at a the Dutch Broag Avantaplus 35C or 39C combi. The 39C is £917 inc VAT, that is very well priced for a 40kW boiler.

Look at the combi options pages 17 to 21. The outside senors etc, are extra.

Have a Magnaclean on the return to the boiler. That will prevent any blocking up of the tubes in the heat exchanger.

The Broag, has a 5 year guarantee. They use primarily industry standard components and little plastic with Honeywell brass hydroblocks. The Broags are better quality than Vaillant and much cheaper. They are a well priced
quality boilers having a superb control system with integrated outside weather compensation and OpenTherm protocol control. Buy the outside weather temperature sensor and use weather compensation - great comfort conditions and economy. You will not look back.

Also look at two high flow combis:
The W-Bosch Highflow 550.

. W-Bosch are old hat. They are 5 years out of date. I would not touch a W-B, until they get the control system sorted and updated.

Sparly1912, take no notice whatsoever of me. i am a has been dinosaur with no knowledge of heating but a dab hand at copy and paste.

nothing wrong with unvented. nice to have a back up of stored hot. get an immersion with it as thats the point of stored hot IMO.

Im doing something similar for a chap in Cambridge. He wants to install all the radiators/pipework and let me fit an Atag E32c. I've also got two more E22s to fit in the next few weeks. You won't go wrong if you do have an Atag as they are just an amazing unit!
