We moved into a property approximatly 12 months ago that has approved planning permission for a wooden framed garage to be built in the garden. The garage is quite large (4m x 10m) and as a result, some of the quotes that I have had to date are well outside of my budget.

The garage is to have a brick plinth, black weatherboarding on the outside of the garage and tiles to match the garage in the next door property.

I am as a result, thinking of building the garage myself (much to the wife's dismay!) but would really appreciate some assistance with some queries that I have from others that really know what they are talking about.

Some initial queries:

The planning application contains outline sketches only for the garage with no detailed drawings. With the planning approved, do I need to now have some detailed drawings produced to confirm details such as depth of footings, spacing between the studs, method of finxing the studs to the plinth etc.

Is there a recommended minimum depth for the conceret floor of the garage to ensure that it does not break up over time.

The planning application shows the general location of the garage within the boundary of the property next to a post & rail fence. Is there a minimum distance that the garage would need to be from the fence?

Thank you and appreciate any input and advice that you are able to provide.

A garage of that size is subject to Building Regulations so if you want to do things by the book you will need to apply for Regs.

It should be built where the proposed drawings indicate.
