I'm buying a house with an acre of gardens and I would like to put one or two cabins (built within the permitted development sizes) with a bedroom each and an en suite shower and run them as bed and breakfast.

Is this allowed ?

May be allowed but if it is going to be lived in then it needs planing permission AFAIK.

It wont be allowed as PD, and will require formal permission

I think the B&B business will be contravening the current use of the land from dwelling amenity to business use, so for that reason you may need planning. I think you are going to have to informally have a word with the planning officer.

You will need both planning and building regulations approval.
