15Sqm PD rule have I used it up ?

Hello, thanks for the add.
Quick question ….

I already have a 15.7sqm extension and a 3sqm porch = 18.7Sqm total.

Does the 15Sqm rule apply to each individual structure / extension , I ’ve constructed after the house was initially built or a summation of them all ? All the other PD rules I’m compliant with.

If it’s per structure then I’m OK to build a 7.5Sqm shed next to their fence .

If it’s not, then it’s going on wheels I guess !

I am not aware of any 15sq metre rule in regards to PD rights on the house

under permitted development you can have every option available under permitted development, ie a rear extension, a side extension, a porch


You can have class A general extensions + class D porches

and with neighbour consultation you can have class A: larger single story rear extensions

Sorry not the best at describing things. I built an extension on the back decades ago, which is 15.7Sqm inside. Now I want to put a shed up where the yellow X is that’s 7.5Sqm. Does the shed have permitted development rights ?

I went off and found this and looking at section E, you are right.

From memory the 15sqm permitted development rule went out about 30 years ago.
Now there are a whole host of rules including separate rules for outbuildings so the size and position of the shed will be taken on its own irrespective of any extensions.

Someone , told the council who enquired about our construction.

Their conclusion was that at under 15SqM and 2.4m high it could be built anywhere in the back garden under permitted development law. It’s on wheels so it may actually be anywhere too.

At under 15Sqm and 2.4m high,
it was permitted development

This, from our local council in response to a Sauna also

Class E of the General Permitted Development Order requires the total area of ground covered by buildings, enclosures and containers within the curtilage to not exceed 50% of the total area of the curtilage. Do ensure all your outbuildings and extensions to your house, apart from your original dwelling (as constructed), do not cover more than 50% of the total area of curtilage (i.e., your plot) to avoid any future compliance issues. The maximum height of outbuildings must also be no higher than 2.5 metres and they must not be situated beyond the front wall of your dwellinghouse.
