We have sorted scaffolding on an older block of flats to redo the gutter and facias. We also want 2 chimney stacks repointing. One also needs the chimney tops taking off and replacing with breathing cowls. Any idea on the cost ? Organising for in the spring. These are the details:

!870 building in Yorkshire

Stack one is 1.75m wide x 17 courses high. Old softer golden bricks. It has 6 chimney pots

Stack two is on the ridge and is 1.75m wide x 7 courses high. No work needed on the tops.

I know prices will differ based on where people live, but would appreciate some idea. Is £50 sqm a price to work to ?

About five stories up, when you take into account the surrounding terrain.

Most trades will run a mile. Expect eye watering prices. I'd carry on driving past.

It's tall but the scaffolding will all be up. You must be old then, but there will be lots of younger teams happy to do it. So any idea on cost for these chimneys if on a normal semi ? I just need to get an idea on prices so the management company can't rip us off.

Ok, but you are in London. This is Yorkshire, so I imagine it will be half that for up here. So £1k each. I have roughly measured the area on each chimney for pointing though. I get 4 sqm and 9 sqm. So if it was per sqm at £50 it would be £200 and £450. I can see that those costs are too cheap, but helps give me an idea.

Its a bit of a fancy one though isn't it not so simple and straight forward, if the scaffold is already up then they could they pop up for a closer look as I am sure they will want to be quoting for some unknown on top - wont they ?

I get that but can people not just say how much if the top needs to come off one of them and be redone ? £2k per chimney from a Londoner. So much less for Yorkshire. I personally think £400 and £700 is a fair price for the two.

No way any decent tradesman would do that for £700.
Unless it's just repointing, without touching anything else and full access is provided.
Full access means that there's a platform built around the chimney by the scaffolders.

Why are you replacing the pots? Can't you just put vented caps over them?

£50pm for pointing seems reasonable, but what about the cost of raking out?

I dont know how much it would cost but I have an interest in this post because I did my chimney myself and wondering how much it would of cost me. Is there any chance you can DIY yours, espicually the one in the picture if you have scaffold on the front. Thing is you dont exactly know what needs doing until you stat and things can escalate I ended up taking off the top 3 courses of bricks on one corner as the motor was so soft there, I also re flounced the top cap.

If you know the price you expect why are you asking, and then rejecting, the comments given ?

No £700 one stack and £400 the other. Just repointing and raking out.

I think the top needs replacing (flaunching). So the pots will have to come off, but I think it will be easier to replace with breathing vents. We are getting water into one flats chimney plus the bottom flat has water also.

I thought £50 for raking and repointing.
