How much would it rent for? How long will you live? Do you need a lump sum of money right now?

If you rent you could take out a loan against the property for upgrading the property is you need the cash and use the rental to pay off the loan.

Agree that best bet would be to get several EA's around, see what its worth etc then, put it on the market as is.

Thanks for everyone's replies.

Estate Agent has advised it wouldn't be worth the cost of fitting a new bathroom. As expected just the basic tidying up and painting neutrally throughout so that's what we'll do.
