20.10.24 diynot Site.Not Spell Chkd. Prev to us someone extended this bungalow by adding a full length ext 40 ft long. by 7ft wide comprising utility space and wood store.. They fixed 4" x 1 5/8" rafters to the one inch thick wood facia. then laid the other ends of the rafters on new wall, those rafters not fixed to wall, they just sit there. The slope is around 3.8 degrees. On top of them they put 10mm Polycarbonate (is it called twinwall?) They laid it the wrong way round so any water getting between the walls sits there permanently. Also the lengths of PC the used are far too long so its all bowed. also they failed to join the sheets properly and so on. They put a lead flashing on top of the rafters which lays on the top of PC. We were alarmed when we found our stored tools and equipt damaged by water. We have patched all the crqacks/splits with outdoor tape and suitable mastic. Someone offered to help but put dozen bricks etc on the PC which caused more damage. We had six firms round here to see it but no one will do anything however last week someone took an interest and propsed part PC and part boarding (12ft/28ft.) WE know that the weight of 18mm OBD and PLY is huge. We ourselves can only just lift a 8x4 PLY about 6 inches at one end. What worries us is the boarded weight hanging on a one inch FACIA which is attached to main roof rafters. The other things worrying us is the tendancy to scew nail everything making repair a nitemare. The reason a transparent bit of roof is needed is because of light being needed in orig kitchen. The proposer made some suggestions but when they submitted the estimate theres hardly any details of what they intend so we cannot evaluate the proposals. One of our suggestions is that the gutter on the main roof is re instated in order to take off some of the water loading on PC. At the moment all the gutters on the PC roof have fell on the floor. The propser also wants to work in NOV but judging by the torrents of rain round here this week we say thats a foolhardy idea. We have toyed with idea of demolishing the 'extn' but due to other downturns we are bad loosers. We cannot see any way of getiing out of here. The question is-'What Would You Do'. By the way someone next door offered to help us last Sun re probs with shed roof etc which is collapsing. Guess what? The ladder snapped in half and he escaped injury. The rest of the neighbours are too busy socialising to care.. We are not builders so please avoid jargon.Does anyone want collection m/c tools and vintage valved radios/cars etc before they rot. Are we doomed?

Because your in a fix and stressed out with lots of questions and want maybe want guarantees your probably putting off the trades.
You need a building firm to come in and sort, or a professional roofing company with good reviews.
Keep the conversation to a minimum.
Don't tell them the long story or your option. Just ask for a quote to put right. Keep the chat easy going and maybe make tea.

Are we doomed?
Go and buy a tarp and throw it over the problem section, fasten it to the wall..

Then engage a reputable professional; your neighbours don't owe you construction services.

Be prepared for it to be expensive; a 40ft extension is atypical

Strip the lot, replace with adequately sized, spaced and fixed rafter/joists, and pay someone to felt it (flat roof style). You might be £8k worse off, but you'll be dry.

I don't know you so I'm being seriously judgemental but I suspect you're doomed to be ripped of by some gutter clearing/checkatrade conman. Buy yourself a few cheap garden sheds from Argos to store your belongings and spend the winter saving, planning and selecting a contractor to provide a suitable replacement lean-to.
